Our Lettings Department has been established over a number of years and prides itself in offering a quality service unmatched by other agents. Our services are designed to protect the landlords interests and investment and staff enjoy strong relationships with our landlords both prior to and throughout the Tenancy.

It is of fundamental importance that we secure quality tenants who will honour the obligations of the Tenancy and look after the property in an appropriate manner, thus protecting the long term value of your property. Prior to moving any tenants into a property, in depth referencing is undertaken and we are able to incorporate Rent Guarantee against suitably referenced applicants.

A well-managed tenancy is more likely to be renewed and many corporate tenants now insist on fully managed properties. Our rental team will handle all aspects of ensuring that the Tenancy runs as smoothly as possible and ensure that both landlord and tenant obligations are fully maintained.

Ensuring client compliance with both legal and safety regulations is an important aspect of our job. Legislation changes frequently so we advise of any changes to regulation that may affect you or your property.

At the outset of the Tenancy we will ensure that the tenants sign a legally compliant Tenancy Agreement and that any deposit taken is registered and protected in a Government approved scheme. To ensure that the condition of the property is correctly documented at the commencement of the Tenancy, we will prepare an in-depth written and photographic inventory to ensure that the tenant is fully accountable for their obligations to look after the property in an appropriate manner and to provide a measure for assessing the property at the end of the Tenancy.

Features of our comprehensive management service

Our service is charged and calculated as a percentrage of the rent and is charged monthly (unless the rent for the term is paid upfront by the tenant).

As established letting agents, we are members of The Property Ombudsman for letting agents (OEA).
