Services to Tenants

Any property offered to a prospective tenant will normally be available on a six month Assured Shorthold Tenancy Agreement which the tenant may be able to extend subject to conducting a satisfactory Tenancy.

Tenancy Application

Prior to a Tenancy Agreement being granted, the prospective tenant must complete an Application for Tenancy form and be able to demonstrate that they can both afford the rent and be able to maintain the obligations of a Tenancy Agreement. Applicants will be required to provide proof of identification, one of which must be photographic, such as a driving licence or passport, together with a current utility bill or equivalent and proof of income. Subject to landlords approving the application in principal, references will be undertaken.

Application fees are chargeable in respect of all applications as follows

Up to £999 p.c.m £100.00 plus VAT £170.00 plus VAT
Above £1000 p.c.m £120.00 plus VAT £210.00 plus VAT

Non UK resident applications will be charged at a rate of £120.00 plus VAT per applicant.

In the event that the landlord declines the application prior to reference being taken, the administration fee will be refunded. Once references have been applied for, the fee is not refundable or transferable, should your application for tenancy not proceed for any reason.

Housing Benefit & Guarantors

In the event that a standard application requires additional security or where landlords are able to accept Housing Benefit tenants, it is required that a suitable guarantor is provided and the guarantor must complete application forms and be willing to sign the Tenancy Agreement and a guarantor covenant and adhere to the requirements of these. In this event an additional application fee will be charged for the guarantor of £50.00 plus VAT.

Deposit

Prior to the commencement of the Tenancy Agreement we require payment of the first months rent in advance. We also require a rental deposit, equivalent to one month’s rental, unless otherwise stated. Any property that permits pets will require a deposit equivalent to one and a half months rental (subject to terms and conditions). Smoking is prohibited in all properties.

The rental deposit becomes refundable upon expiration of the Tenancy Agreement, subject to a satisfactory tenancy and the property being left in a good clean condition. All deposits taken will be protected in a government authorised scheme.

Conditions of Tenancy

Subject to a tenant being satisfactorily referenced, copies of Tenancy Agreements will be provided prior to the Tenancy Agreement commencing to enable the prospective tenant to be able to take independent advise and to ensure that they fully understand the obligations into which they are entering. Arrangements will then be made for signing of the Agreements, collecting of the rent and deposit and also checking of the Inventory.
